According to a recent Compass home pricing analysis that looked at three years of data, homes in the bay area that required price reduction before selling averaged a dollar per square foot value 8% below homes selling without price reduction. List price is a critical marketing tool in our arsenal.
It is hard, though not impossible, to negotiate a price up if there is just one offer. Our pricing strategy encourages multiple offers. Though we can brag if we receive an offer 25-50% over the list price, we believe it is fairer to buyers to price in the likely sale ballpark, and then let the market push it up because of our enticing improvements.
