Open houses in the time of Covid-19

Open houses were once a place for community and connection. Now we are rethinking them for everyone’s safety.

Today our open houses have migrated online. Buyers can view our tours on Facebook Live before visiting with their agent in person. Before each viewing, buyers must sign an advisory that confirms they are not sick and conveys the risks of Covid-19. The California real estate community has put forth strict guidelines to make the home viewing process as safe as possible for buyers, appraisers, inspectors, contractors, sellers. We take these processes seriously and stay on top of them as they continue to evolve.

WE PRICE STRATEGICALLY

According to a recent Compass home pricing analysis that looked at three years of data, homes in the bay area that required price reduction before selling averaged a dollar per square foot value 8% below homes selling without price reduction. List price is a critical marketing tool in our arsenal.

It is hard, though not impossible, to negotiate a price up if there is just one offer. Our pricing strategy encourages multiple offers. Though we can brag if we receive an offer 25-50% over the list price, we believe it is fairer to buyers to price in the likely sale ballpark, and then let the market push it up because of our enticing improvements.
